Many of our clients do not fit into this table as some do not have valuations prior to using our service, some have rental properties, and some do not sell their newly revamped properties as are so happy with the results!

Case Studies

Every property is different and, as such, every client has different needs. We do not have a blanket approach to preparing properties for sale. We appraise each property on its own merits, and ensure that the individuality of the property is maintained, whilst steps are taken to increase its value.


St. John's Wood

The Situation

Ground floor 3 bed apartment in St. John’s Wood – very scruffy, but with loads of potential. The owners (a busy banker and wife with new baby) were time poor and couldn’t make the most of their property without assistance. Additionally, their Hello Kitty-mad, Japanese lodger had turned their spare room into a shrine. It was barely possible to open her door. Hello Kitty had to go!

The Work

We persuaded the couple to give their lodger notice and then converted the room into a
spacious, inviting guest room. We facilitated some serious clutter clearing: throwing out, storing and re-organising. We also painted and redecorated several rooms.

The Result

The property had previously been valued at £380,000. After ‘The Final Touch’ had carried out works costing the client £2,528, the property sold for £520,000 within two weeks.


Finsbury

The Situation

This 2-bedroom flat went on the market in the summer. Autumn and winter passed, and the one and only offer fell through. As the seasons whipped by, the owner reclaimed more and more of the furniture for his new property, leaving the old one looking empty and drab. Eventually the owner called us in to see if we could help him to sell.

The Work

The first thing this flat needed was a thorough clean. We then revamped it by re-decorating, and dressing; purchasing new items of furniture as needed. The fully dressed, final product was achieved within three weeks.

The Result

This property had previously been unable to generate an offer even close to its asking price of £280,000. After ‘The Final Touch’ had carried out works to the value of £8,570, the agents felt confident to ask £325,000. It was sold for £309,000 within a matter of weeks.


Bayswater

The Situation

This bachelor was so busy working abroad we didn’t even meet him – it was no wonder he didn’t have time to prepare his property personally. This 2-bedroom maisonette in Notting Hill was extremely unkempt. Given it was only visited fleetingly by its owner between business trips, it also appeared quite unloved. The property search company, Garringtons, felt it needed attention prior to going on the market and put the client in touch with us.

The Work

This property needed a massive cleaning blitz – curtains and carpets were professionally cleaned, and every single nook and cranny was attended to individually.
The majority of the work was superficial: we replaced missing mosaic tiles; the hot and cold labels on taps; fixed light fittings; re-hung curtains, and repaired many other signs of ‘wear and tear’ throughout the property.

When dressing, we reassigned his junk room as a dining room, rearranged furniture, and supplied potted plants and flowers for the terrace. We also sourced numerous decorative accessories for the flat – particularly for the kitchen, which looked as though it had never been used.



The Result

The property had previously been valued at £450,000. After ‘The Final Touch’ had carried out works to the value of £2,500, the property was valued at £500,000. This property received two offers within two days of being on the market – it sold for £512,000.


Camberwell

The Situation

This small 1 bed flat was definitely in need of a facelift! Add to that an inheritance, consisting of the entire contents of another house, and we had some serious work on our hands. The one-woman owner had neither the time nor the inclination to tackle the task alone.

The Work

We redecorated this property throughout and improved the overall presentation: storage was organised for the superfluous items; new sofas and decorative accessories were sourced and supplied. Minor repair works were also carried out throughout.

The Result

The property had previously been valued at £145,000. After ‘The Final Touch’ had carried out works to the value of £6,835, the same agents valued it at £170,000. The sale completed at £165,000.


Islington

The Situation

This successful estate agent had worked with ‘The Final Touch’ before and had seen, for himself, how our work increased property value and brought on quick sales. As a result, he asked us to prepare his own unique loft style 3-bed house in Islington. This was a very special property, which was immaculately decorated; however the presentation needed some attention.

The Work

After having it professionally cleaned, we cleared out some asset-masking clutter, rearranged the furniture and introduced warmth with paintings, plants, rugs, additional furniture and decorative accessories. The roof terrace was also dressed.

The Result

The property had previously been valued at £1,000,000. After ‘The Final Touch’ had carried out works to the value of £3,500, the property was valued at £1,295,000. The property sold for well over the asking price within 10 days of going on the market.


Brixton

The Situation

This 3-bedroom terraced house in Brixton had been rented out for several years. Not only had it been subjected to extreme levels of wear and tear, but it also had a damp problem, a moth problem and it smelt horrid!

The Work

The first step in this renovation project was to strip the entire property from the inside out. We then knocked through the two ground floor receptions into one lovely large reception, and installed a downstairs loo. We designed and installed a new kitchen and bathroom, and converted the junk room into a third bedroom.

The entire property was redecorated and furnished: we painted, made and fitted new curtains, laid new carpets, hung new doors, and fitted new architraves, skirting boards and cornices. Finally we dressed and furnished the property.

The Result

This terraced house was initially valued at £242,000. The renovations works cost a total of £37,000. An offer of £345,000 was accepted after two weeks.


Knightsbridge

The Situation

The owner purchased this very smart 3-bed apartment in Knightsbridge as a surprise for his wife. Whilst she liked the apartment, she preferred their house in Notting Hill. After much deliberation they decided to sell the new apartment.

The Work

We furnished the apartment with a combination of rented antiques and items we purchased, such as beds, prints and decorative accessories.

The Result

The property received two asking price offers within two weeks. However the couple decided they now loved it and no longer wanted to sell. It is now rented out for an excellent return. The couple has since commissioned ‘The Final Touch’ to work on their Notting Hill property.

 

 

Every property and landlord is so different and has different needs, which for us is great fun. Our clients choose to use us rather than interior decorators as we focus most of all on how to increase the market value of their properties.
